  • Temporary Street Use Permit (TSUP)

    Parking spaces can be purchased from the city 5 business days in advance. Webb Plaza's building entrance is on the north side of SW Alder Street between 14th and 15th Avenues. Moving trucks more than 20 feet long require multiple spaces (2 spaces: 40 ft., 3 spaces: 63 ft). TSUP.info 503-823-7365

Moving Furniture

  • The building's quiet hours are from 11 PM to 7 AM.
  • Residents should contact the management office in advance for the elevator pads.
  • Movers must unload the elevator to each lobby – not to the apartment or truck.
  • The elevator door must be allowed to close between trips for other residents’ use. The elevator will shut down if the door is blocked open.
  • The main entrance doors must be allowed to close between trips.
  • A hand truck and furniture dolly are available from the office.

Change of Address

Request a change of address at least two weeks before moving.

Renter's Insurance

  • All units are required to have renter's insurance unless otherwise stated in the rental agreement or prohibited by statute.
  • Liability insurance in the amount of $100,000.00
  • Webb Plaza is a fully-sprinklered building with a monitored fire alarm system.

Monthly Parking

There are several garage parking options in the area.

Bulky Item Disposal

Furniture, televisions, computers, or monitors may NOT be placed in dumpster or abandoned in the garage. Oregon law bans the disposal of TVs, computers, and monitors. A $50 fee plus disposal charges will be assessed for noncompliance. Resident is encouraged to contact manager to arrange disposal.
  • Bulky Item Pick-Up Request

    Residents may schedule furniture and large items disposal with Webb Plaza in advance.

  • Furniture Donation

    Some local charities will pick-up furniture and household items that are in good condition:

Electricity

  • ELECTRICITY SHUT-OFF: Residents must notify Portland General Electric of their move-in as soon as possible. PGE may turnoff electricity without warning.

    All living rooms and bedrooms are prewired with telephone outlets. All apartments have two telephone lines available.

Satellite TV

Most units in the building are not able to receive satellite reception due to the location of the building. The building’s exterior cannot be drilled, modified, or adhered to in any manner. Requests to install satellite must be made in writing to the Landlord in advance.

Payments

Move-In Payments

  • The following amounts are due at move-in:
  • First Month's Rent: The first rent is for the first 31-day period. If an Execution Deposit was paid to reserve the apartment, then it will be applied toward the first rent payment. Rent payments must be payable to "Webb Plaza".
  • Security Deposit: The refundable Security Deposit must be made payable to "Webb Plaza Security Deposit".
  • Certified Funds Are Required: Move-in payments must be made in certified funds such as money orders, cashier check, or cash. Personal checks, credit, debit, wire transfers, or electronic payments are NOT acceptable.

Rent Payments

  • Rents Due On The First: Monthly rents are generally due on the first calendar day of each month without notice, demand, or deduction unless otherwise stated in the Rental Agreement. If the move-in date is other than the first day of the month, then the second rent will be prorated so the third rent will be due on the first day of the month. Please refer to the Rental Agreement for details.
  • Late Fees: Late fees are assessed on the 5th calendar day of the month unless otherwise specified by the Rental Agreement or federal, state, or local ordinance (e.g. COVID-19 emergency orders).
  • Payments: All rent payments should be payable to "Webb Plaza". Non-cash payments may be dropped in the manager's mailbox slot adjacent to the apartment mailboxes. Cash payments must be made in person during regular office hours.
  • Bank Bill Payments: Many banks offer free bill payment services which can be set-up in advance. The following information can be used to set-up bill payments:

  • Certified Funds May Be Required: If any check from Resident has been dishonored for any reason, Resident may will required to provide replacement payment in certified funds such as money orders, cashier check, or cash. All future payments may be required in certified funds.
  • Online Payments Not Currently Acceptable: Sorry, credit, debit, wire transfers, or electronic payments are NOT currently accepted for rent payments.
  • Third-Party Payments: Rent payments may specify the payment is on behalf of the resident listed on the Rental Agreement.

Maintenance

Online requests are received during regular business hours only. DO NOT use this form to report an urgent matter such as a running water leak, fire/smoke damage, storm damage, noise complaint, or other urgent matters. Emergency requests must be made by calling 503-221-0338 and leaving a voice message with your name, telephone number, and message.

Move-In Condition Report

At the time of move-out, Resident will be held responsible for any alterations, damage, unusual wear and tear, and dirty conditions unless it has been listed on the move-in condition form.

Resident must complete the move-in condition report form within 7 days of move-in. If a condition report is not received by the Landlord in a timely manner, the Landlord must assume that the Premises was provided in a satisfactory condition without pre-existing alterations, damages, or cleaning needs.

Disturbance

  • Residents are responsible for their own conduct and the conduct of their guests and occupants. Noisy and other conduct that disturbs the quiet enjoyment of any other resident or neighbor or drunk or disorderly conduct is NOT allowed at any time.
  • No excessive noise is allowed in the City of Portland between 10 PM and 7 AM. Resident is encouraged to document the date, time, and suspected source of the disturbance and report the information to the Landlord.
  • Resident is also encouraged to report disturbances to the appropriate law enforcement agencies.
    • Call 911 if you are threatened or believe a crime is in progress.
    • Call police non-emergency 503-823-3333 to report after-hour disturbances.
    • Report repeated incidents to the City of Portland's Noise Control Office during regular business hours.
